Only the DLD can confirm whether a deed is genuine, who currently owns a property, and whether a mortgage is registered against it — free and instantly, through the Dubai REST app or the DLD website. What DubaiX adds is the part they do not publish per property: the full registered price history around your unit, and how your purchase compares to it.
If your deed's issue date falls on a Friday, Saturday or Sunday and we find no record on that date, check the following Monday. Registration offices are closed over the weekend, so a deed issued then is often entered into the register on the next working day. The date on your deed and the date in the transaction register can differ by a day or two for this reason — it does not mean the sale is missing.
